Buying Information

What you need to know?
No matter what you've heard about buying a property in Bulgaria, the hardest
part is choosing which one you like best.
OK, so there is red tape to get around and you need to be aware of this, but
nothing too difficult. Here is a run down of what is involved:

First and most importantly - Foreigners are NOT allowed to buy land in Bulgaria.
However they are allowed to own a Bulgarian Ltd company, and in turn, that
company can own land. This is currently the norm for buying property over here.
Red tape overcome!
The company registration can cost anywhere from £350 - £1500 depending on
which company arranges this for you, which solicitor they use, how fast you
need it doing (min 5 days - max 40), and how much running around you wish to
do yourself (things such as arranging your own tax, bulstat, and health insurance
numbers for example)

To initiate the company registration you have to deposit 5000 Bulgarian Lev
(about £1,785)) into a company account, but only for a few days until the
registration goes through, then it can be withdrawn again, although most banks
will charge you about £30 for this. You can just change it to a working account
and get a cash card etc and use it.

Also to register the company, you have to get a power of attorney drawn up
giving a solicitor the right to represent you before the court for the purpose of
the application, this is something that is usually included in the solicitors fees,
however you will need it to be officially translated to you and signed in front of a
local official called a Notary, cost around £15. Many of the documents also have
to be translated, this can cost up to £40.

Our recommendation would be NOT to try and do it yourself, trust us it's a
nightmare. We are happy to arrange all this for you for a fee of just £535,
including all the above mentioned costs and usually ready within 7 days!
(Excludes deposit for bank account and bank charges)
Once you have done all this then you wait for the company registration to be
passed and THEN you can buy the house you like.

Again contracts must be drawn up and signed at a notary, so again you have
their fee and that of the translator, but these are higher this time as there is a
monetary value on the documents and they charge a percentage (around 1%) of
this, you also have to pay a tax, like stamp duty, but the tax and the notary
fees are only payable on the 'taxable value' of a property, usually far less than
the real value, and the tax is just 2% on this value.

Our Fees
For property up to £8,000 we charge a flat rate of £400. Property from £8,000 - £50,000 our fee is 3% of the sale value, and for property over £50,000 we charge just 2% of the sale value. Viewing trips are £38 per day, half of which is refundable upon purchase.
Please be aware that although all our prices are quoted in Pounds Sterling, the actual asking price will be in either Euros or Bulgarian Lev, so may vary slightly from those quoted depending on that days exchange rate. We accept Bulgarian Lev, Euros or Pounds Sterling at that days exchange rates and including our banks commission charges.
